Traffic Impact

One of the concerns that any community has is about traffic impact to its local streets and how that influences daily life, especially when new stores and restaurants are coming to town. 

We want to assure you that the Swarthmore (development) plans will not bring any significant traffic impacts to the neighborhood. We worked with an independent traffic consultant to review all of the surrounding intersections and streets, using LADOT-approved standards, and looked at the traffic in a very conservative manner. The analysis showed no significant impacts on any of the 20 intersections we studied (we’re only required to analyze 10) or surrounding streets. Our plans to eliminate the Mobil gas station will greatly reduce traffic.

The independent analysis was reviewed and confirmed by LADOT and is available for your review in our MND: click here. We share your interest in ensuring we take every step to make sure traffic is not an issue, and we believe we have done that.

Thankful for the Endorsements

We are humbled and thankful for the endorsements and support we have received on our plans to revitalize Swarthmore Avenue as a gathering place for friends and family.  

On March 24, Councilman Mike Bonin shared a thorough and passionate statement in support of our Palisades Village project.  A special thanks to the community for sharing its thoughts with Councilman Bonin throughout this process.

These active Pacific Palisades’ organizations also have endorsed our plans and we are so very grateful:

On March 23, Pacific Palisades Civic League, the homeowner association of properties within Tract 9300, wrote a letter to Mike Bonin endorsing our plans in Pacific Palisades.

Palisades P.R.I.D.E., dedicated to improving the beauty of Palisades, announced its endorsement on March 17. 

On March 10, we received a 17-1 vote in support of Palisades Village project from Pacific Palisades Community Council, a broad-based community organization and voice of Palisades for more than 40 years

In late February, Pacific Palisades Chamber of Commerce shared its full support for the project.

Lastly, and very importantly, a huge thank you to the thousands of residents who support us. Your input, energy and enthusiasm are unwavering.  We will continue to keep everyone informed as we move forward in our efforts.
